Our local and national relationships with retailers and brokerage firms ensures a diverse mix of tenants while providing stability to the property, thus maximizing all revenue enhancing opportunities. As a full service Commercial Real Estate Brokerage with nationwide relationships GCG also has a plethora of experience in acting as the Broker for both sides of a transaction (Buyer and Seller) in the sale of all Commercial Real Estate Property types.

Management Solutions

Tenant Relations – The success GCG has had in maintaining occupancy in our properties can be attributed to our personal contact with the tenants. Our family type atmosphere referenced in our Mission Statement extends to the tenants in the properties we manage. Not only understanding a problem, but solving problems expeditiously strengthens our relationship with the tenants, which in turn guarantees stability and high occupancy. We incorporate both tenant and market surveys as well as tenant retention programs as part of our management strategy.

Accounting – Providing the most up to date detailed information to our Owners is accomplished by our on staff accountants. Each accountant at GCG is a certified user of the “YARDI” accounting system. Yardi is utilized by the majority of institutional owners of property in the U.S., and is a preferred system for those owners of commercial property. Yardi is the most robust accounting system available in the marketplace and can handle any lease structure regardless of its complexity. After reading our Management Philosophy it becomes apparent how crucial accounting and reporting systems are in analyzing true results of the property and its financial performance. GCG is well positioned to meet your every need when it comes to the financial management of your property.

Operations – GCG has four highly qualified licensed property managers in addition to our team of leasing agents. Our property managers adhere to a stringent management program developed by our founder Bob Goodsitt. Bob has used his knowledge and expertise gained in over 30 years of real estate to develop a sound program of policies and procedures. Each program is tailored along with the Owner’s input for each individual property. A CPM (Certified Property Manager, member of the Institute of Real Estate Management) supervises our property managers to ensure all properties are professionally covered at all times.

Marketing – An in depth marketing plan for each property in the GCG portfolio is part of our Management Philosophy. We believe a sound marketing plan is a direct component to a property’s overall success, which is why GCG has a full time on staff marketing specialist. Proper signage, advertising, listing with “Property Line,” (the commercial multiple listing service), and constant communication and networking within the Commercial Broker community will ensure full occupancy.

Other Services – GCG provides many other services including, but not limited to contractor negotiations, tenant improvement service, rehab or remodeling of the property, and zoning and variance appeals.
